Role Overview
You will manage your own portfolio while providing day‑to‑day operational support to a team of Property Managers and in‑house Maintenance Contractors. This role blends hands‑on property management with leadership, compliance oversight, financial reporting, and maintenance coordination.
️ Key Responsibilities
Portfolio Management
- Manage a mixed portfolio of residential and commercial properties
- Deliver full end‑to‑end property management services
- Build strong relationships with tenants, landlords, contractors, and stakeholders
- Oversee inspections, arrears, renewals, rent reviews, and compliance
- Handle escalated issues with professionalism and efficiency
- Maintain accurate records and reporting
Team Leadership
- Support and mentor Property Managers on daily tasks and priorities
- Assist with workload planning and performance monitoring
- Provide guidance on complex property matters
- Support onboarding and training of new team members
Maintenance Coordination
- Oversee the work of in‑house Maintenance Contractors
- Ensure repairs are completed promptly, safely, and cost‑effectively
- Review quotes, approve works, and monitor contractor performance
- Ensure all maintenance complies with regulations and company standards
Financial & Reporting
- Produce financial spreadsheets, reports, and landlord statements
- Monitor income, expenditure, and portfolio performance
- Assist with budgeting, forecasting, and financial analysis
- Maintain accurate financial records using Excel and property software
Compliance & Administration
- Ensure all properties meet legal and regulatory requirements
- Conduct routine inspections and compliance checks
- Maintain organised documentation and digital filing systems
- Respond to enquiries and manage shared inbox communications
Skills & Experience Required
- Minimum 5 years' experience in property management
- Previous senior or supervisory experience preferred
- Strong knowledge of property legislation and best practice
- Excellent communication and conflict‑resolution skills
- Strong organisational and multitasking ability
- Experience managing contractors and maintenance operations
- Advanced Excel and reporting skills
- Proficient with property management software
- Full UK driving licence
- ARLA Level 3 (or ARLA qualified) essential
