Commercial Director – Property Services

The Opportunity

I’m representing an established property services business seeking an experienced Commercial Director to lead its commercial function across the Midlands.

Operating within the social housing and property maintenance sector, the business delivers programmes designed to maintain, improve and upgrade residential housing stock. With commercial performance, client relationships and continued business development central to its success, this is a key leadership appointment.

The business is looking for a commercially astute individual who can combine strategic leadership with a strong understanding of contract delivery, profitability and the demands of operating within a complex property services environment.

The Role

Reporting into senior leadership, you will be responsible for the commercial direction of the business, ensuring contracts are commercially robust, teams are performing effectively and opportunities for growth are identified and maximised.

Your responsibilities will include:

• Leading the commercial function across a portfolio of property services and social housing contracts.
• Taking ownership of commercial strategy, financial performance, profitability and risk management.
• Overseeing planned maintenance, responsive repairs, refurbishment, voids and associated housing improvement programmes.
• Managing and developing commercial teams, including senior commercial managers and quantity surveying professionals.
• Ensuring accurate CVRs, financial reporting, forecasting, cash flow management and commercial controls.
• Working in partnership with operational directors and contract leadership teams to improve performance and resolve commercial challenges.
• Managing contractual negotiations, client relationships, variations, valuations and final accounts.
• Supporting tenders, pricing strategies, contract mobilisation and new business opportunities.
• Driving consistency, accountability and best practice across the commercial function.
• Providing senior-level commercial insight to support business planning and strategic decision-making.

About You

You will have a proven track record in commercial leadership within property services, social housing, planned maintenance or refurbishment.

The ideal candidate will have:

• Experience as a Commercial Director, Divisional Commercial Director or equivalent senior commercial leader.
• Strong knowledge of the social housing and property services market.
• Experience overseeing multiple contracts, commercial teams and significant contract values.
• A solid understanding of contract profitability, CVRs, forecasting, contractual risk and financial reporting.
• The ability to develop commercial teams while maintaining strong commercial governance.
• Experience working alongside operational directors and senior stakeholders to drive business performance.
• Strong client management, negotiation and strategic decision-making skills.
• A proactive approach to improving processes, maximising margins and supporting sustainable growth.
