Freelance Quantity Surveyor

Duration: 8 months
Day Rate: £350-£400 per day

About the Role
We are currently seeking an experienced Freelance Quantity Surveyor to join the commercial team of a leading residential developer in Enfield.
The successful candidate will support the commercial management of residential developments, working closely with the wider construction, development, procurement and commercial teams to ensure projects are delivered within budget, on programme and to the required quality standards.
This is an excellent opportunity for a commercially astute Quantity Surveyor with strong residential housebuilding experience to secure an initial 8-month contract with the potential for further opportunities.
Key Responsibilities
- Commercial management of residential construction projects from pre-construction through to completion.
- Preparation and management of project budgets, cost plans and forecasts.
- Procurement and negotiation of subcontract packages.
- Preparation, review and analysis of tenders and subcontractor quotations.
- Managing subcontractor accounts, valuations, payments and final accounts.
- Monitoring project costs against budgets and identifying potential cost risks.
- Managing variations, compensation events and commercial changes.
- Producing accurate monthly cost/value reports and forecasts.
- Supporting the preparation of cash-flow forecasts.
- Reviewing subcontractor applications for payment and agreeing valuations.
- Maintaining accurate commercial records and project documentation.
- Working closely with Site Managers, Construction Managers and Project Managers to resolve commercial issues.
- Supporting procurement and supply-chain management.
- Ensuring commercial procedures and company processes are followed.
- Identifying opportunities for cost savings and value engineering.
- Assisting with the commercial close-out of projects and agreement of final accounts.
About You
The ideal candidate will have:
- Proven experience working as a Quantity Surveyor within residential housebuilding / new-build construction.
- Strong commercial and financial awareness.
- Experience managing subcontractor packages from procurement through to final account.
- Good knowledge of construction contracts and commercial processes.
- Strong negotiation and communication skills.
- Excellent attention to detail and organisational ability.
- The ability to work independently and manage multiple priorities.
- Strong IT skills, particularly Microsoft Excel and commercial management systems.
- A proactive approach with the confidence to work closely with site and senior management teams.
