Property Manager (Maintenance Focused)

A Property Management company with a portfolio based in central London (Earls court & Paddington ) overseeing 120 rental properties and freehold blocks.
We oversee long term residential lettings as well as holiday rentals and take pride in delivering a high level of satisfaction for our tenants and clients alike.
The Role
Property Manager is responsible for overseeing the management of a portfolio of over 120 properties within the property management company. The primary purpose of this role is to ensure the efficient and profitable operation of these properties, provide excellent customer service to clients and ensuring the properties are well maintained.This role is specifically for someone who understands hard core maintenance and can advise on the technical aspects of maintenance and maintain quality control.
The role is one that requires problem solving and the ability to establish efficient means of working to improve productivity, client satisfaction and profitability.
Key Activities:
Maintenance and Repairs
Drafting weekly, quarterly planned maintenance schedule of works for properties under management.
Arranging reactive maintenance as required.
Obtaining quotes and instructing contractors on works required throughout the portfolio.
Developing links with local tradesmen to deal with maintenance issues, where required.
Property Inspections
Undertake regular property inspections and produce inspection reports. Ensuring properties are in optimum conditions.
Building Management
Liaising with lettings department to ensure buildings are running smoothly (tenant move in / inventory / move out procedures etc).
Working closely with the serviced apartment department to aid in daily operations (maintenance, logistics, client satisfaction)
Customer Service
Managing high quality customer service provision for existing tenants and dealing with tenant requests, complaints and emergencies to ensure tenants are happy and occupancy is stable.
Managing Site Staff
Overseeing trusted team of contractors (cleaning staff and maintenance contractors etc
Health & Safety
Review, train and implement Health and Safety Regulations / Fire Regulations where necessary (Gas safety, Electrical inspections, Energy Performance
Utility Management
Monitor and manage all property utilities, including electricity, water, gas, internet, council tax and waste management.
Track utility usage patterns to identify inefficiencies, leaks, or unusual increases.
Coordinate utility service activations, deactivations, and meter readings during tenant move‑ins/outs.
Assist in budgeting and forecasting utility expenses.
