Quantity Surveyor
An exciting opportunity has arisen for an experienced Quantity Surveyor to join an established and growing residential property developer, based from its head office in Surrey.
The business has built a strong reputation for delivering high-quality residential developments, with a focus on considered design, quality construction and creating homes that stand the test of time. With an established presence in the residential housing market, the company prides itself on its attention to detail, commitment to quality and hands-on approach to delivering its developments.
This is a particularly exciting opportunity for a Quantity Surveyor who is looking for more than just a traditional commercial role. You will take significant ownership and autonomy across the surveying, estimating and buying functions, playing a pivotal role in the commercial success of the business.
Working closely with the senior leadership team and operational departments, you will have the opportunity to shape processes, influence procurement decisions and drive commercial performance across the company's development portfolio.
The Role
Taking responsibility for the overall commercial management of residential developments, you will oversee the surveying, estimating and buying functions, ensuring projects are accurately costed, commercially controlled and delivered within agreed budgets.
This is a varied and influential position, offering exposure to the full development lifecycle, from initial land appraisals and feasibility assessments through to procurement, construction and final account.
Key responsibilities will include:
Quantity Surveying & Commercial Management
Taking overall responsibility for the commercial management of residential development projects.
Preparing, managing and monitoring development budgets, cost plans and cash flow forecasts.
Managing project costs from inception through to completion, identifying risks and opportunities to maximise profitability.
Reviewing subcontractor valuations, applications for payment and final accounts.
Managing variations, contractual matters and commercial negotiations.
Monitoring project expenditure against budgets and reporting on commercial performance.
Working closely with construction and operational teams to ensure cost efficiency without compromising build quality.
Estimating & Cost Planning
Leading the estimating function, preparing accurate and detailed cost estimates for new residential developments.
Reviewing architectural drawings, specifications and technical information to produce comprehensive cost plans.
Supporting land acquisition and development appraisals through detailed build cost assessments.
Identifying opportunities for value engineering and cost optimisation.
Maintaining accurate cost databases and benchmarking information to support future development decisions.
Working alongside the wider team to ensure schemes are commercially viable before progressing to construction.
This is an opportunity to step into a genuinely influential position within an established residential developer, where you will have the autonomy to take ownership of key commercial functions and make a tangible difference to the business.
Unlike a more traditional Quantity Surveying role within a large corporate environment, this position offers the opportunity to oversee a broader remit, work closely with decision-makers and have direct input into the commercial direction of the company.
