Job Description:

We are looking for an experienced Regional Facilities & Property Manager to oversee a mixed commercial property portfolio. This role combines property management and facilities management responsibilities, ensuring assets are safe, compliant, well-maintained and operating efficiently.

You will manage relationships with tenants, contractors, landlords and stakeholders while overseeing the performance of external managing agents to ensure high service standards, effective financial management and regulatory compliance.

Key Responsibilities

• Manage and hold external managing agents accountable for service delivery, compliance and property performance.
• Maintain strong tenant and stakeholder relationships, resolving issues and supporting tenant retention.
• Manage service charge budgets, expenditure, rent collection and debt recovery.
• Lead and support facilities colleagues, including the direct management of a Facilities Officer.
• Support the tendering, procurement and mobilisation of external managing-agent and supplier contracts.
• Oversee asbestos management, landlord utilities, insurance requirements and other key property compliance obligations.
• Support business-rates mitigation and the recovery of insurance and other tenant-recoverable property costs.
• Oversee facilities management, statutory compliance, health & safety and planned maintenance programmes.
• Conduct regular property inspections and ensure lease compliance.
• Manage contractors, suppliers and maintenance contracts.
• Produce performance, occupancy and financial reports for senior management.
• Support property acquisitions, disposals and wider asset management activities
• The successful candidate will be part of the on-call rota and expected to provide out-of-hours support when required.

More About You

• Accredited IOSH managing health and safety.
• Strong experience in commercial property and facilities management.
• Experience of managing or supervising staff.
• Experience of tendering, procuring and managing third-party suppliers or managing agents.
• Knowledge of health & safety and compliance requirements.
• Experience managing budgets and service charges.
• Understanding of commercial leases and tenant obligations.
• Experience managing contractors and suppliers.
• Strong stakeholder management and communication skills.
• Be part of the on-call rota and provide out-of-hours support when required.
