Senior Contracts Manager

Acrow Recruitment has been exclusively retained by a highly regarded Irish main building contractor to appoint a Senior Contracts Manager for a major residential project in Dublin.
This is a senior operational appointment carrying overall responsibility for the delivery of a large-scale design-and-build development valued in excess of €50 million. The successful candidate will lead the project from preconstruction and mobilisation through to completion, handover and the defects-liability period.
An established project structure and delivery team will be in place. The Senior Contracts Manager will also have the opportunity to develop the team further and influence how the project is delivered.
The Role
You will act as the overall project leader, taking responsibility for the commercial, programme, design, operational, safety and quality performance of the development.
Key responsibilities will include:
Leading the full project team, including Project Managers, Site Managers, Engineers and support personnel.
Developing and implementing the Project Execution Plan, covering design, procurement, logistics, temporary works, project controls, quality and handover.
Preparing, managing and regularly updating the construction programme to ensure that key milestones and completion targets are achieved.
Monitoring the commercial and financial performance of the project, including cost control, forecasting and contractual administration.
Managing subcontractor procurement, appointments, performance and progress against agreed programmes.
Maintaining overall responsibility for health, safety, environmental and quality standards.
Managing relationships with the client, design team, statutory authorities, utility providers and other key stakeholders.
Ensuring the project is properly resourced and that contractual correspondence, progress reports and management reports are issued accurately and on time.
Leading the project through completion, snagging, handover and the defects-liability period.
Candidate Requirements
The successful candidate should have:
At least 10 years’ experience within the construction industry, including substantial construction-management experience.
Previous experience acting as the number one on a significant building project.
A strong main-contractor background, ideally gained with an established Tier 1 or Tier 2 contractor.
Experience delivering large residential, apartment, hotel or student-accommodation developments.
Strong design-and-build experience, including taking projects from preconstruction or commencement through to completion.
A thorough understanding of programme management, design coordination, procurement, project controls and construction risk.
Strong commercial awareness, including experience of cost control, forecasting and contract administration.
The ability to lead, mentor and motivate a multidisciplinary project team while managing senior client and stakeholder relationships.
A degree or equivalent qualification in Construction Management, Civil Engineering, Project Management or a related discipline.
Eligibility to work in Ireland.
Professional membership and relevant construction safety or PSCS qualifications would be advantageous.
