Site Manager – Luxury Residential Project

Location: Guernsey
Project Start: January 2027
Project Completion: March 2028

The Role

An exciting opportunity for an experienced Site Manager to oversee a prestigious private residential development in Guernsey, believed to be one of the largest private properties on the island.

The project will involve the construction of an exceptional luxury property featuring six bedrooms, an indoor swimming pool, a health suite, staff offices, a private cinema and other high-specification facilities.

The successful candidate will be responsible for day-to-day site management, coordinating construction activities and specialist subcontractors, with a particular focus on delivering the project safely, to the required quality standards and within programme.

Key Responsibilities

• Coordinate daily site activities with the wider construction management team.

• Manage and oversee subcontractors, including specialist nominated contractors delivering the mechanical and electrical works.

• Maintain high standards of health, safety and site compliance.

• Prepare and distribute weekly site progress reports.

• Monitor project progress against the construction programme and identify potential delays.

• Track variations, additional works and extras, ensuring accurate records are maintained.

• Oversee quality control, inspections and site documentation.

• Deliver weekly toolbox talks (TBTs) to the site team.

• Ensure all works are completed to the required specification and quality standards.

• Maintain effective communication between the project team, subcontractors and other stakeholders.

Requirements

• Proven experience as a Site Manager on high-value residential, luxury housing or complex construction projects.

• Strong subcontractor management and site coordination skills.

• Experience coordinating mechanical and electrical installations alongside general construction works.

• A thorough understanding of construction health and safety requirements.

• Strong organisational, reporting and record-keeping abilities.

• Experience managing variations, additional works and quality control.

• Relevant site management qualifications, such as SMSTS and CSCS.
