Job Description:

A leading logistics business is seeking an experienced Site Services Manager / Senior Facilities Manager to join its Coventry Distribution Centre. Reporting to the Head of Facilities, you will be responsible for leading all facilities, maintenance, engineering support, and health & safety activities across a complex operational site.

This is a key leadership role, ensuring the distribution centre remains safe, compliant, efficient, and fully operational. You will oversee critical building services, utilities, refrigeration systems, contractor management, statutory compliance, and planned maintenance programmes, while working closely with operational leadership to support business performance and continuous improvement.

Key Responsibilities

• Lead the day-to-day management of all site services, facilities, engineering support, maintenance activities, and building infrastructure.
• Ensure all facilities, plant, equipment, and building services operate safely, efficiently, and in compliance with statutory requirements.
• Develop, implement, and manage Planned Preventative Maintenance (PPM) programmes to maximise asset reliability and minimise downtime.
• Oversee refrigeration systems, utilities, environmental controls, and critical site infrastructure.
• Maintain full compliance with health & safety legislation, company policies, and industry best practice.
• Ensure all facilities, maintenance, and health & safety documentation is accurate, up to date, and audit-ready.
• Conduct risk assessments and implement effective control measures to mitigate operational risks.
• Lead incident investigation processes, ensuring corrective actions are implemented and lessons learned are shared across the business.
• Drive a proactive safety culture, promoting engagement, ownership, and continuous improvement throughout the site.
• Manage contractor relationships, permit-to-work systems, and supplier performance, ensuring all works are completed safely and to the required standard.
• Monitor facilities and maintenance budgets, identifying opportunities for cost control and operational efficiencies.
• Collaborate with the Operations Management Team to deliver site improvements, capital projects, and strategic initiatives.
• Represent Facilities and Health & Safety at management meetings, providing regular updates and recommendations to senior stakeholders.

Person Specification

• Facilities, engineering, or site services management experience within a large operational environment.
• Strong understanding of building services, M&E systems, utilities, and statutory compliance.
• Experience managing contractors and outsourced service providers.
• Health & Safety leadership, risk assessment, and compliance management.
• Planned Preventative Maintenance (PPM) and reactive maintenance management.
• Budget management and cost control.
• Strong stakeholder management and team leadership skills.
• IOSH, NEBOSH, or equivalent Health & Safety qualification.
• Facilities Management, Engineering, or Building Services qualification.
• Experience within temperature-controlled, refrigeration, logistics, or FMCG environments (desirable)
• CAFM system experience.
